What is involved in the process?

Although requirements can vary quite significantly project to project, the fundamental scope of any job is generally similar. The following provides a typical indication on how most projects will progress.

The first step in the process is a phone call or meeting with us to discuss your project requirements, so that we can research your properties zoning, any applicable overlays and special requirements applied to the site. From here we can gauge what will be required in terms of approvals and additional accompanying documentation, such as arborist reports, bushfire management plans etc. Once we have all the relevant information we can provide you with an obligation free quote.

Upon engaging our services, we will begin preparing the necessary documents to facilitate the commencement of work. These documents may consist of, but are not limited to:

  • A copy of the property's title and plan, which enables us to identify any covenants or encumbrances associated with the property.

  • A site feature survey, which provides us with important information such as site contours and details about existing structures on the property or other noteable features and the surrounding properties.

  • A soil report to determine the soil classification in order for the correct footing systems to be integrated in the design

  • .Arborist report to determine the health, structure and position of any trees which may be affected by the proposal. (If applicable)

  • Bushfire Management Statement, or BAL. (If applicable)

If required, a site visit will also be undertaken and existing conditions plans prepared in readyness for design work to commence.

After conducting the necessary research, we can begin the design process. We will work closely with you, the client, and take into consideration all aspects of the brief to create a design that we believe fulfills your requirements. If the inital design presented is not quite what you have in mind, there will be an allowence in your quote for amendments to the design. With your feedback on board, we can refine the designs until we have created something that meets your expectations and appeases all requirements associated with your property.

Once the concept design has been completed we can commence documentation specific to your project.
In some cases this may be town planning documentation for a planning permit application, and others may only be working drawings for the building permit application. Should a planning permit be required, we will handle the application through the planning process on your behalf. And once approval has been sought we can then commence working drawings for the building permit.
 

For clarification purposes:

 

Planning Permit : Not all properties require planning permits, this is dictated by the zoning and overlays on your property. A planning permit is approved by council to ensure the proposal meets planning scheme policies, and is designed to fit with neighbourhood character. We basically show what is proposed, and include a colours and materials schedule, and depending on the proposal other information to show how it won’t impact neighbouring properties among other items. 

 

Building Permit:  Every property requires a building permit, for anything constructed on the property.  A building permit is issued by either a council or private building surveyor. They will check to make sure the plans are in accordance with all building codes, standards and regulations and focus more on the structural side of things rather than the look of the proposal which the planning permit considers. The building permit also includes inspections through-out construction to ensure everything is built to the approved plans.

Once the working drawings have been completed, we can help you arrange other supporting documentation for the building permit, such as:

  • Soil Report

  • Energy Rating

  • Planning information, property information and stormwater point of discharge certificates

  • Structural Engineering

  • Civil engineering (if applicable)

  • BAL (Bushfire attack level) Report (if applicable)

STEP 6

When all of the above information has been completed, we can collate all items for you to arrange your building permit and to start contacting builders for quoting.
Should the building surveyors issuing the building permit, or the allocated builder have any questions or require any additional information or revisions we will work with them until everything is finalised and ready for contruction.
